Terms of Use

These terms govern your use of the 84/85 Garden Owners Corp. portal (the “Portal”), run by [LEGAL NAME OF CORPORATION] (“the Corporation”). By signing in you agree to them and to the Privacy Policy.
Who may use the Portal
The Portal is for people the board has added to the roster: shareholders, co-owners, approved subtenants, and the building’s staff, management and board. Access is personal. Do not share your sign-in links, and do not use anyone else’s account. Access ends when you are removed from the roster or a subtenant end date passes.
Emergencies
The Portal is not for emergencies. For fire, medical or safety emergencies call 911. For a building emergency (burst pipe, outage, elevator) call the superintendent and then the management after-hours line shown on the Contacts page. Requests are read during ordinary working hours, and we do not promise a response time.
What the Portal does
- It routes your request to building staff, property management or the board. Requests may be transferred between them or escalated to the President or the full board, as described in the Privacy Policy.
- Alteration and sublease requests go to property management and then to the board for approval. Sending a request through the Portal does not approve anything. Only a written decision of the board or management does.
- It publishes notices and documents from the board and management. Notices are reviewed and approved by the board before they appear.
Relationship to your governing documents
The Portal is a convenience. It does not change your proprietary lease, the bylaws, the House Rules or any law. If anything in the Portal conflicts with those, they control.
Your responsibilities
- Give accurate information and keep your roster contact details current.
- Use the Portal only for building business. Do not post or send anything unlawful, harassing, false, or that discloses another person’s private information.
- Do not try to access information you are not permitted to see, disrupt the Portal, or get around its security.
What you send us
You keep ownership of what you write. You allow the Corporation, its management company and its staff to use it to handle your request and to run the building, as described in the Privacy Policy. Internal notes that staff, management or the board add to a request belong to the Corporation and are not shown to you.
Service and changes
The Portal is run by volunteers and outside services, and is provided “as is.” It may be unavailable or change without notice. The Corporation may suspend access to protect the Portal or other users, or if these terms are broken.
Liability
To the fullest extent the law allows, the Corporation, its board members, officers, staff and managing agent are not liable for indirect or consequential losses arising from use of the Portal or from delays or errors in handling a request. Nothing here limits responsibilities the Corporation has under your proprietary lease or the law that cannot be limited. [COUNSEL TO REVIEW THIS SECTION.]
Changes, law and contact
We may update these terms and will post the new version here with its date; continuing to use the Portal after a change means you accept it. These terms are governed by the laws of the State of New York. Questions: board@8485goc.org.
